Rent Qualifications & Pet Policy

Application Fees  

$75 Non-refundable application fee for all occupants 18 years and older. Each person living in the home 18 and over MUST complete a separate application.

Documents Required 

Current Government Issued Photo ID.

Income 

All applicants must have an income of 3 times the monthly rent in verifiable, net monthly income from an unbiased source after your monthly debt reported on your credit report. Employment must be permanent.

Credit 

We obtain a credit report from a credit-reporting agency in order to determine satisfactory creditworthiness. In order to conduct a credit check an applicant must have a social security number (SSN) or taxpayer identification number (TIN). 

All applicants must have a clean credit report and meet a minimum credit score requirement of 600.

Applications may be denied for the following rental history related issues: 

Criminal Background Checks 

We conduct a criminal background check on all occupants over 18 as part of the application process. In order to conduct a background check an applicant must have a social security number (SSN) or taxpayer identification number (TIN).  

We do not accept any applicant with a felony that is less than 10 years. Felonies that are 10 years and older and are of a non-violent nature may be considered. 

We reserve the right to deny any application for other criminal offenses based on severity. 

*Failed background check of one applicant is reason for denial of all applicants.   

Pets  

If the property that you are applying to will accept pets, the pet must be: 

Pet policies are strictly enforced. Any breach of the policy will be grounds for termination of your lease. Tenants may be evicted for misrepresenting their dog’s breed or for possessing venomous, dangerous or illegal pets. Tenants in possession of an unauthorized pet will be assessed a $500 fee and possible eviction.

Pet Fees: 

A $25 Monthly Pet Rent will be charge for any approved pet.
